It’s Time To Get Your Taxes Ready

Unless you are due a large refund you probably don’t enj0y doing your taxes. There seems to be common mistakes that many tax payers make so we thought it would be helpful to give you a “heads up” on what they are.

Sin #1: Deducting the wrong year for property taxes

You take a tax deduction for property taxes in the year you (or the holder of your escrow account) actually paid them. Some taxing authorities work a year behind — that is, you’re not billed for 2011 property taxes until 2012. But that’s irrelevant to the feds. Enter on your federal forms whatever amount you actually paid in 2011, no matter what the date is on your tax bill. Dave Hampton, CPA, tax manager at the Cincinnati accounting firm of Burke & Schindler, has seen home owners confuse payments for different years and claim the incorrect amount.

What Is Your Home Worth In Today’s Market

Many people use the Internet to seek out the current value of their home and to an extent, that is a great tool.  The downfall is that many of the public sites do not feed live from Multiple Listing Systems so their data is not always current but the greater issue is the comparable sales they provide.

Todays market is extremely competitive whether you are selling your home traditionally or if it is a short sale or foreclosure. This market has a lot to do with  pricing and condition (and of course location) but we are seeing comparable sales being shown that are a year or more old and this is NOT how to truly assess the value of your home.  Todays appraisers use homes that have sold one to three months back, if available, then will go out from there.  If you are not comparing your home to those that have most recently sold, including the foreclosures and short sales, then you are not obtaining a true value for your home.

When Should A Struggling Home Owner Seek Help?

One of the most frustrating things for us as your REALTOR is when a homeowner calls to try and short sale their house but they have already received the notice for auction. Once you have a date for the house to be sold on the court house steps it is very difficult to assist you, the homeowner.

Why is that? Well, the short sale process is anything but short and most banks won’t deal with the actual ”package” for a short sale until there is a contract on the house. This means the house has to be listed with us (or another REALTOR) and actively marketed in order to achieve a contract.

In addition, your REALTOR MUST be experienced at short sales and know what needs to be done for a short sale or it will not happen.  Short sales are very different than foreclosures and require considerable paperwork and follow up and if the agent does not understand the process they cannot properly assist you. This is not just faxing a contract to the bank.
